This existing building is being brought back to base for future tenancies.? The renovations include 4 floors, approximately 40,000 sf.? It requires the removal of demising walls and the rework of the HVAC and Mechanical systems.
RHB (BENSON & HEDGES)
This project is a relocation of an already existing testing laboratory and offices to an already existing building.?? The existing building needs to be modified to accommodate their existing equipment. This project comprised of 30,000 sf of office and 40,000 sf of warehouse space.? We were required to facilitate and coordinate the relocation of the existing lab equipment to their new facility in the process.? Each lab has its own HVAC system with humidity control capabilities, tobacco dryers, cigarette maker, tobacco cutters are all being relocated to the new facility.
This project required Leeswood to build out a 5,000 sf storage, lab and mezzanine area in an existing building.? There are also HVAC modifications being made to the warehouse including the cutting a total of 12 8’ X 9’ louvers into the existing walls throughout the building.
The renovation is an approximately 130,000 sf existing warehouse facility that is being subdivided for separate tenancies, all with separate meters.

40,000 sf. Design Build bakery facility complete with a 2 storey head office for ABI Ltd.? The construction includes a combination of precast, aluminum panel and glazing as a fa?ade along with a complex site servicing and storm water management program.

This exterior building restoration includes the removal of delaminated concrete and restoration of the concrete to match the building fa?ade.? In addition an underground parking restoration which requires replacing all electrical light fixtures, replacing all plumbing drains and the restoration of the concrete structure in several locations.

This project is a 16,000 sf interior demolition project.? We are currently bringing the building back to base until there is a tenant.
This project is a 160,000 sf industrial plant for an Aluminum extrusion plant.? The project includes, 10,000 sf of office and $2.5 Million worth of machine pits throughout.
UXBRIDGE RETIREMENT HOME
This construction of a 6 storey, 93,000 sf retirement residents features 2 elevators, 106 rooms, with 2 floors of assisted living capabilities, complete with state of the art nurse call station.? Main floor centralized kitchen and eating area, complete with spa.
This project is not only complex due to the nature of time tenants program but with the location being in the reclaimed area of the Toronto Portlands, our soils conditions and high water table are obstacles that needed to be addressed.? The solution was a sub-surface grid of 580 piles followed by a vented structural slab to carry the building loads.
